Which markets do you cover?
Phase 4 launches with 12 Sunbelt metros: Phoenix, Dallas, Houston, Austin, San Antonio, Atlanta, Miami, Tampa, Orlando, Nashville, Charlotte, and Raleigh. We add metros based on subscriber demand — request a metro from your dashboard.
Which brands and sources are scraped?
We scrape the top national brands — Public Storage, Extra Space, CubeSmart, and others — plus selected regional operators. Every facility crawl writes a snapshot of unit availability, web rate, street rate, and active promotions.
How fresh is the data?
Pricing snapshots refresh nightly. Metro-level summaries (avg, median, YoY, MoM) recompute nightly so any new rate movement is reflected by morning.
How do you measure occupancy without ADR data?
We use availability rate as a proxy: the share of advertised units a facility is actively trying to fill. A facility showing 9 of 10 sizes available is signaling supply pressure; one showing 1 of 10 is signaling pricing power. It's not a true occupancy figure but it tracks closely with operator-reported occupancy in our backtests.
Is API access included?
API access is available on Investor plans and above. The Operator plan is dashboard-only — operators typically run weekly checks rather than programmatic queries.
